A 180,000 SF, nine story office building (circa 1962 original construction) stripped of its exterior skin and re-clad, with interiors taken down to the bare structure and reconstructed to modern standards. New state of the art HVAC, plumbing and electrical (including new emergency generator) systems were designed and installed to replace the original systems. Upon completion of the initial re-construction of the building in 2005, GF provided the MEP engineering for a majority of the interior tenant lease improvements, completing the last of them in 2008. Men’s Wearhouse Oak Park Office Center II, Houston, TX 170,000 SF renovation of existing office space for the Houston based chain’s corporate offices. Evaluation of HVAC systems required extensive field research to ascertain best use of existing equipment and addition of new systems. Project was completed on time with complete client satisfaction.
